Why not try a Pentium G3258, a cheap board you can OC the Pent w/, a 960. You can get that all for ~$300-$320, cheaper if you count rebates or buy used.
$30-$40 for 8GB DDR3
120gb ssd ~$40-$60
1tb HDD ~$50-$65

So, cheaper than the $450 for the base components, can overclock to around 4ghz with stock cooler, run the game better, have great boot speeds, etc.

Have you seen how well it runs for gaming? Only recently have games began fully utilizing more than two cores anyways.
It is very well for a starting gaming pc or mini itx build for a newbie to pc's or a console gamer wanting more. You can upgrade the processor later down the road when you need also.

You can get away with alot of games on high, mobas maxed almost always, newest games around medium settings etc.

Think that this PC gonna be with me for at least 5 years. So I need to think more. I have seen LinusTechTips and other guys do dual-core builds only for gaming. But my PC will be like - Unity, Visual C++, Visual C#, Recording/Streaming and yeah Video editing.

See Drago's PC. He has a 4 core I suppose and recoreds videos, renders them. He basically multitasks with high power consuming programmes.

gaming is everything sir
thats why i picked up a i7-5820k instead of getting a cheap i5

That's why I decided to say the Pentium, it can handle all of it, maybe not all at once, but doing one major task at a time gets it done. I was going with the Pentium because the OP comp build was to show off GTA V, well with this, you get a more powerful GPU & more components as well, with your upgrade line being HUGE later one when you decide to beef it up to a i5 or i7.

My current setup is a i7-4770k, 760 SC, 12gb ram, 480gb ssd, 1tb hdd, etc. I'm getting rid of it in a couple weeks when I build my Skylake build with a 980ti or titan, haven't decided on final parts just yet.
I had a mini-itx build with the G3258 & GTX 960, ran everything very well. Played BF4 at High/Ultra ~55fps average(mixed settings, could do 70-75fps with only High), GTA V with mix of Med & High @ ~45-50fps (when I played, it was mostly spawning alot in, destroying alot etc. for normal campaign, it hit around 60fps), played Terra Rising maxed ~60-70, DotA & HotS & LoL all maxed, HotS was the only one with lowest frames @ 55-60, but I played super aggro for obj's alot, so I always had alot going on at once)
